Panattoni hands over the keys to the new Maxcess factory – over 13,000 sqm of modern space in Łubowo

Panattoni has completed and handed over the main European production facility for Maxcess. Built on a Build-to-Suit (BTS) basis, this new facility in Łubowo will facilitate the relocation of the existing factory, enhance the capacity for new product and service development.

Panattoni, the world's most active industrial real estate developer, has completed and handed over the main European production facility for Maxcess. Built on a Build-to-Suit (BTS) basis, this new facility in Łubowo will facilitate the relocation of the existing factory, enhance the capacity for new product and service development, and is expected to double employment, bolstering the local labor market's growth.

The key handover ceremony took place on March 14th of this year in Falkowo, within the Łubowo municipality near Gniezno. This event saw representatives from the investor, developer, and local authorities come together, underscoring the investment's significance for the region. The new factory is set to employ up to 350 individuals—twice the number at the existing Maxcess plant—while also ensuring the retention of the experienced team currently in place.

Spanning over 13,000 sqm, the new facility is pivotal for Maxcess's continued growth, a global leader in industrial automation system production. As the company's central production hub in Europe, it will streamline operations such as winding, guiding, cutting, and material handling. Designed with production optimization in mind, the facility includes features like overhead cranes, rails, compressed air piping, gas distribution, and a process water system.

"The process of developing a bespoke facility markedly differs from standard developments. Our dedication to fulfilling specific requirements merges with a unique design and custom implementation process, culminating in an exceptional outcome. This project, particularly satisfying for us, demonstrates how transparency and mutual trust are essential for the success of ambitious projects. The Maxcess factory in Łubowo represents another Panattoni BTS development that aligns seamlessly with our client's innovative vision and plays a strategic role in the development of the global company," stated Maciej Zawada, BTS Development Director at Panattoni.

Moreover, the new Maxcess facility is a testament to the company's commitment to sustainable development. Set to receive a BREEAM certification at the Excellent level, it confirms the building's high ecological standards. The facility boasts several energy and water-saving solutions, including extensive glazing in the office section, skylights, and specially designed low- and medium-voltage switchgear with restricted access. Panattoni has also prepared the site for the installation of photovoltaic panels and has enhanced the green spaces by planting nearly 150 trees of native species, and over 400 shrubs, establishing a flower meadow, and erecting pollinator houses and bird nesting boxes.

During the project's development, Panattoni and Dekpol Budownictwo, the general contractor for the investment, engaged deeply with the local community. Their involvement led to the initiation and completion of a renovation project for a shelter for homeless animals in Gniezno.
